By now we have all heard that famous line uttered by Gordon Gecko in the 1st Wall Street movie, "Greed is Good" well I hate to burst your bubble Mr. Gecko but in the Real estate business, greed is NOT good.
Case in point. When you are selling a house the phrase "but I need to get X amount out of the house" simply does not appy. The house is only worth what a ready, willing and able buyer is willing to pay you for it. With proper marketing and exposure by your listing agent the market will always bear out the true price for your house. Telling me you NEED to sell your house for 400K when the best offer we have received is 375K is akin to telling me you NEED to sell your IBM stock for $80 a share when in fact it is trading for $60 a share. Those numbers just dont add up.
The lesson here is to trust your listing agent and listen to what the market is telling you. Accept the reality of the situation, do not be emotional about your house and beleive what the market is telling you. The market does not lie, and greed is NOT good!
